Perfectly established wine farm with 740 sq m of buildings plus volumes to be reused, with 8 hectares of excellently productive land including 5 ha of vineyard and 2 ha of olive grove, in hilly area in Roccastrada, near Grosseto.
Description
The farm is exclusively family-owned and began its history in 1953. The buildings, with a total area of 740 square meters, consist of the cellar production area of about 200 square meters and two tasting rooms in addition to the main house hosting kitchen, living room, bedroom and bathroom. Within the property there is a sheet metal shed, so there is cubage of about 400 sq. m. available to build structures or move them on the property land.
Outdoor spaces
The farm is set in its own land of 8 hectares, of which 5 hectares are vineyards and 2 hectares are olive groves; another half hectare serves as a boundary and is not cultivated.
The farm's production is excellent, the grapes produce about 500 quintals a year of which 70 percent is wine. It produces, with annual variability, about 6,000 kg of extra virgin olive oil, equal to 900 liters of oil per year. The vineyards are planted with varieties such as Cabernet, Merlot, Sangiovese and white grapes Trebbiano, Malvasia di Candia and Malvasia Toscana. A total of 45,000 kilograms of grapes are produced per year, on average, from which 40,000 liters of wine are made, about 25,000 bottles of wine. Such wines are produced as:
Red IGTT Sangiovese 33%, Merlot 33%, Cabernet 33% 13.5%. Fermentation in cement containers for 6 months, maturation in bottles.
Rosso IGTT Sangiovese 70%, Cabernet 30% 13.5%. Fermentation in steel containers.
Riserva IGTT Merlot 60% Cabernet 40% 13.5%. Maturation in cement containers for 15 days with stirring, six months in oak barrels
White IGTT Malvasia di Candia 70% Trebbiano 30% 12.5%. When cold, they are placed in concrete containers, stirred for 12 hours and stored with sediment for 6 months.

Condition and finishes
The last renovation of the winery dates to 2003. The style of the buildings is classic and rustic Tuscan.
Potential uses
The winery is ideal for those who wish to continue and increase the excellent production excellently started. The wine is in high demand, is willingly purchased by local restaurateurs, tourists, and is exported to Belgium and Germany. The bottled wine has the IGTT label, which is superior to IGT and approaches DOC.
