VILLA IN THE PINE FOREST OF ARENZANO

The Villa
is spread over 3 levels and overlooks the sea from highest point of the promontory of the Pineta di Arenzano, the architect, in addition to choosing a particular and highly fascinating design, was able to carry out this project in one of the most privileged positions from the point of view of panoramic views and microclimate.
Each villa belonging of the small complex has a dedicated access, a common area with parking also for guests, a play terrace, a drying room and a caretaker's house of which he owns a thousandth share.
The context
kept and surrounded by the typical vegetation of the Mediterranean scrub gives privacy and unique style and each villa has a particularity that increases its beauty and practicality. The internal stairs are in fact built in a lateral turret, ensuring that the rooms are not reduced by access to the staircase itself.
The villa is accessed from two different entrances, one from the garden in front of the house, one at the back near the parking space/parking. The external space in total of approximately 80m2 is livable, paved with planted flowerbeds and a hedge divides the private space from the common areas.
The internal layout
The internal surface area of 180m2 is therefore distributed over 3 levels which offer generous and well organized; on the ground floor we find an entrance which distinctly leads to a large reception room to which a study is connected. All on multiple levels. The entrance also leads to the operational kitchen, laundry, service area and room once intended for service staff.
On the 1st floor we find 2 bedrooms and a bathroom with large hallway and access to the small panoramic terrace.
On the 2nd floor we find 2 bedrooms and a bathroom and access to the roof.
On the S1 floor there are also 2 large cellars and a storage room.
The equipment
All systems are autonomous and the house lends itself to renovation with redevelopment energy, it would be interesting to make the property perform in an A+ class to reduce consumption costs and contain general maintenance costs. The Villa needs some improvements but not substantial ones, the external parts and the roof have been recently redone and the floor is of particular charm and rarity.

The Pine Forest of Arenzano
Unique in its genre, it is a plateau overlooking the sea that reaches 90/100 meters with 135 hectares of land, once a Mediterranean scrub forest. It is a fenced area, with 24-hour guard service, which develops around a golf course. There are shops, bars, restaurants, tennis courts, paddle courts and five-a-side football pitches.
