The villa sits in an oasis of calm in a small enclave on the hilltop above Ventimiglia, surrounded by State forest. It has breathtaking views over the Mediterranean, Monte Carlo across the bay and the whole Cote d'Azur. Peaceful and private, but close to all amenities. Beaches, medieval towns, bustling markets, festivals, museums and hundreds of restaurants are within a short drive. Walking and cycling tracks run past the front door, with an organic farm nearby. Nice Cote d'Azur airport is less than an hour away, Ventimiglia, with its excellent shopping, markets and beach is within 15 minutes. Other beaches and towns (Bordighera, Dolceaqua, Menton) are 20-30 minutes, Monaco 40 minutes.
The villa is on three levels with extensive balconies, large paved areas and a spectacular infinity pool, flanked by landscaped gardens and sweeping lawns. The villa has 205 square meters of internal space and 46 square meters of balconies and terraces. Almost all rooms have direct access to the balconies or the garden, with floor to ceiling double glazed doors to maximize light and views. The layout is clean, modern and flexible. All internal space is designated residential (in Italy many villas contain large amounts of “magazzino” which is not residential). So you may redecorate or transform rooms after informing the Commune, without troublesome planning consent or approvals.
There are three double bedrooms with modern, spacious ensuite bathrooms. There is a 30 square meter formal living/dining area with marble fireplace and a light and inviting 26 square meter kitchen/family room that opens onto the pool area. There is an additional guest bathroom/toilet on each floor. Three other rooms (each about 12 square meters and currently used as bedrooms) can be adapted to suit your lifestyle. Perhaps a dedicated office/study, a television/entertainment room or an expansive walk-in closet and dressing room connected to one of the master bedrooms?
The villa is set in 1000 square meters of landscaped garden. It has a spectacular 8m by 5m infinity pool, flanked by paving and lawns. At the gated entrance is a large stone-paved courtyard with parking space for five vehicles. There is an electric gate with video entry system and fencing around the entire garden. Below and east of the garden is an additional 4200 square meters of land, currently kept as natural bushland, which is home to a wide variety of wildlife and birds. A right of way connects this land to the road below, if you wish to develop it. The three bedrooms and three other rooms are airconditioned and there is gas central heating throughout. The villa is currently used for short term holiday accommodation. As configured, it is ideal for larger family groups or six couples. This is an under-served segment of the holiday let market, so there has been consistent strong demand and the villa is fully let throughout the summer months.
