This beautiful south facing country estate enjoys stunning views over the Ligurian hinterland with the Mediterranean Sea glittering on the horizon. Perinaldo's center is only 1.5 km way and conveniently accessible on a well-constructed private road. This charming medieval village surrounded by olive groves is a perfect location for those in pursuit of peace and quiet as well as the more active holiday maker. The activities found in the immediate neighbourhood range from hiking, mountain biking, tennis/padel, horseback riding, golf and many more outdoor sports. The Riviera of Flowers with such well known resorts such as Bordighera and Sanremo enjoys a pleasant climate throughout the year already appreciated by aristocrats and wealthy English travellers at the beginning of the 20th century and is only a 30 minute drive away. The nearest coastal resort is Vallecrosia, some 15 km down the road. The closest international airport is Nice (France) with flight connecting to all European cities as well as north America and Dubai. Nice airport can be reached along the motorway in roughly one hour. There are numerous marinas dotted along the coast and the Cote d'Azur with Menton and Monaco is literally around the corner.
Perinaldo is a small yet lively village with a good infra structure. There are small shops to cover the daily needs as well as cafés and restaurants. In summer Perinaldo plays host to an international music festival.
The village measures approx. 123 m2 in elegant and contemporary living space (149 m2 commercial) split over two floor levels. With the surrounding grounds laid out in terraces, both floor levels have direct access to the garden.
The entrance located at first floor level opens straight into the spacious living area and takes up the entire space. The fitted designer kitchen is equipped with all technical appliances, including a wine cooler. Generously proportioned French windows in the dining area as well as the fireplace lounge give stunning views over the surroundings.
The living area benefits from a south facing balcony (ca. 6.5 m2) and a west facing terrace (ca. 11.5 m2) with views over Perinaldo and a perfect place to enjoy the sunset.
On the ground floor there are three spacious bedrooms with en-suite shower rooms and French windows to enjoy the views. Also on this floor level is a utility and house technique room.
The surrounding 1,051 m2 grounds are bordered by a beautiful natural stone wall and a 10 x 3 m swimming pool is embedded in the lower terrace area. The entrance area on the upper end of the grounds provides off street parking for a number of vehicles. The garden design and swimming pool technique can still be decided upon by the potential new owner. With the house comes a neighbouring 943 m2 olive grove and 2,847 m2 of woodland.
The construction work on the villa was finalised in 2017 when the house was fitted with underfloor heating (gas tank), solar panels for hot water supplies, aluminium windows.
