The buildings
The current owners bought the farmhouse in a run down state and had a full renovation done in 20XX. The renowned local contractor Renovating in Umbria handled all the work and skillfully restored the home, rebuild the annex, added a pool and gazebo with BBQ area.
The stone home features a fabulous open space plan with designated areas for the living with fireplace, kitchen, breakfast and dining area. The tall concrete columns in the center of these former stables add a distinctive industrial touch which combines flawlessly with the otherwise traditional features. Exposed stone, cotto floors, a vaulted ceiling, stone fireplace and plenty of windows make this room the welcoming core of the house. On the outside an eye catching large arcade provides ample shelter from the sun or rain.
A few steps up from the living lie a more intimate sitting room, a guest bathroom, a tiny yet cute cantina, a spacious hall used as a laundry room as well as a the boiler room. Both the interior staircase, clad with natural stone, as well as the traditional exterior stairs lead to the first floor landing. The very comfortable space can easily double as a sitting or games room or even office space. This floor furthermore harbors three large bedrooms, two of which share the large terrace on top of the arcade and enjoy en-suite bathrooms. The third bedroom on the other side of the landing uses a separate bathroom.
The annex (88 sq m)is located at a convenient distance which at the same time guarantees privacy for its users. And any guest will for sure be delighted to stay in this cottage! The covered porch offers a lovely outside area throughout the day and the outdoor fireplace is of course a delightful bonus. Inside the generous living is equipped with a modern kitchen. A hallway leads to two separate bedrooms, one full bathroom with shower, and a second shower room and separate toilet.
Under the same roof we find a substantial garage (40 sq m)which offers more than enough space for a car, garden tools, workbench and then some. The garage has a double access, both from the parking above as well as a door next to the guest unit porch.
The grounds
A gravel road (right of passage over neighboring land) leads up to the property. Both the main house and the annex have their own parking space. The grounds are the result of a smooth landscaping job which shaped the low maintenance garden that frames the house. Most of the land in front of both the main house and annex is level whereas the pool area lies below with the pool hidden out of sight in the wintertime. The pool area features a gazebo, an outdoor kitchen with sink and BBQ while below the pool are the technical room, a dressing room as well as a bathroom.
The surroundings
The property is situated in the gently rolling hills north east of Perugia. There are various small villages surrounding it at approximately 5 km distance which offer the first amenities. Perugia itself is a beautiful ancient town with a long history but nowadays as bustling student city.
