House in front of the Passeio Alegre garden, with a current area of 220m2, for reconstruction or remodelling.
PIP approved for 3 floors + recessed for services and can be changed to housing, with 356 m2 and the possibility of a garage.
The approved project maintains the Cachet of the house, increasing its living area, providing an addition on the top floor in order to obtain a consistent ceiling height throughout the floor and aligning with the facades of the neighbouring buildings and creating two new windows aligned with those on the lower floors.
At the rear of the building, a recessed floor will be created that will align with the height of the adjoining buildings.
The villa can be equipped with a garage without changing its characteristic period facade, so the two windows at the entrance become an Invisible Garage Door.
We tried to respect some heritage values that can be maintained in the project, namely:
- tiling of the facade;
- decorated ceilings;
- Wrought iron window guards

In addition to the PIP, I attach a study (new project) for the opening of a garage door without changing the facade that our architect carried out.

A floor can be made below ground, achieving space for 2 cars, or only space for 1 car without the need to excavate the lower floor.
