Ancient estate in Tuscany with land of 26 hectares
Ancient estate located in the heart of Tuscany, on the lush hills that separate the famous Crete Senesi from the Val di Chiana. The property consists of the manor house built at the end of the nineteenth century, service buildings built later, six boxes for horses, an enclosed park and 26 hectares of land. Of these 26 hectares, 7 are destined to olive groves, today there are about a thousand plants in production and there is the possibility of thickening the olive groves by planting at least as many. A vineyard of 6,000 m2, excellently exposed, produces a “Chianti dei Colli Senesi”. The coppice of about 10 hectares is a green lung of great beauty, with changing colors as the seasons change, and is part of the "Lecceto", the ancient forest that develops along the SP10 and via Lauretana. At present, the property lends itself to two possible uses: as a high-level agritourism facility or as a large private country house. In the 90s the main house was renovated, where 7 rooms with private bathrooms were created, in addition to the common rooms and large service areas. Subsequently, two
further apartments for guests with two bedrooms each and two other apartments for the service staff were renovated, the latter with three bedrooms each. Two large technical rooms, the oliviera and the wine cellar, have recently been renovated and equipped as restaurant rooms. They are accessible both from the street and from the garden and can be used independently, opening them to the public, or integrated into the main villa as a private structure. The facilities in the restaurant area comply with current regulations. All the buildings in the complex have been duly urbanized and stacked and benefit from licenses for accommodation and catering activities. The water supply is ensured both by a deep artesian well and by the Fiora aqueduct. The property is well connected thanks to the Siena-Bettolle highway which is about 5 minutes away. Siena can be reached in 30 minutes and Florence in 1 hour. In just 10 minutes you can reach the thermal baths of Rapolano, open all year round, which exploit a copious thermal spring already appreciated in the Etruscan era; the two establishments, recently renovated and expanded, are excellently equipped both for leisure and beauty treatments and for therapeutic programs.
