The apartment was completely renovated by an architect, at the time of purchase by the current owners, with an extremely rational cut and perfect for exposure on three sides (Piazza De Angeli, Via Parmigianino and Via Colonna).
The apartment consists of two appurtenances, an attic and a cellar, each of 5 square meters.
The division of the spaces includes:
Entrance with bookcase and large full-height built-in wardrobe;
Double living room, very bright due to the presence of three windows and a French window onto the first balcony of the apartment; here too there is a built-in wardrobe with antique wooden doors;
Habitable kitchen separated from the dining area by a large full-height double-leaf window; the round wall, made partly of glass cement, houses a table for six people; a second door from the kitchen leads to the corridor which can also be reached from the entrance to the apartment;
In the corridor, between the entrance and the kitchen, a large built-in wardrobe currently used as a pantry. Continuing along the corridor on the right, there is a large and comfortable closet;
From the corridor, on the right we find the master bedroom with bathroom and en suite walk-in closet, and a large laundry room;
On the left, two bedrooms and a bathroom with exit to the second balcony of the apartment.
There is air conditioning, while the alarm system has already been prepared. The electrical system has been designed so that the circuit breaker is discretionary for each appliance and each room. There is a safe.
As for the materials, throughout the apartment there is "industrial" parquet, which has the characteristic of being able to be sanded many times, but, being also very resistant, this characteristic has not yet been exploited. The prestigious Vietri ceramics have been used in the bathrooms.
The fixtures were completely replaced a few years ago. This led to an update of the energy class, now D – 106.76 kWh/m2 per year. Therefore, the apartment already complies with the European directive for both 2030 (class E) and 2033 (class D).
A final interesting feature concerns the second entrance door, currently unused, which can be restored in the event of renovation for future purposes, e.g. possible rental income.
The building has a concierge service for half the day.
As for the condominium, the stairwell was renovated last year, and a few years ago the entrance, concierge, roof and elevator. No extraordinary works are planned, as even the facade, restored in 2000, is still in perfect condition.--5b5a2ae4b71fbcbbcf492aa0790c049f!
