The property is located between Cortona and Arezzo, in a slightly hilly and easy to reach position within a small and quiet hamlet. The main villa was most dates back to several centuries ago. It became property of the present family in the 16th century. In the 20th century it was divided into two parts between the members of the family who inherited it. The part which is being sold constitutes 2/3 of the villa and 3/4th of the chapel. The smaller part, which is not for sale, has a common with the other part two entrances, court and main entrance. The other part which includes some rooms of the villa on the lower ground floor and first floor also belong to the other owner, as well as the 1/4th of the chapel. These parts are not used since the owner lives in an attached winter garden transformed into a small house.
The property which is being sold measures 1550 sq.m. on four levels. The lower ground floor/cellars consist of old olive oil store, wine cellar and other storage spaces, which have been in great part perfectly restored and prepared to become an exclusive spa, with a double bathroom. This part features impressive and antique terracotta arches.
The upper level has the common entrance, from where you access the important part of the villa. It has many rooms and I will list only the most important once: second entrance, dining room, impressive sitting room, two bedrooms, bathroom and a large kitchen with enormous antique fire place and two stone sinks. From here you can access the two panoramic terraces, the smaller one perfect for morning breakfast or lunch and the other suitable for outside dining. A grand staircase illuminated by a skylight, gives access to the firs floor. This level features two suites each with bedroom, sitting room and bathroom and one bedroom with bathroom. Another staircase, reserved for the employees, leads to the top level which has a huge room which once was a wardrobe, kitchen, several bedrooms and bathroom. This part still needs to be completed. The top level features a library with antique books.
The chapel, still consecrated, has been maintained in good conditions and features beautiful, antique frescos, a part from stunning architecture.
It might be difficult to follow the internal division of the spaces, but what really catches your attention are the wall and ceiling decorations, floors, internal doors (some with coloured glass designs), bathrooms with top level finishes and materials used. As for the wall and ceiling decorations they have been either restored or made exactly according to the previous ones. Each room has a different decoration. Also, all bathrooms are different.
The restoration works included new electric, plumbing and heating installations, with pipes foreseen for A/C. What is missing are the sockets and lamps. Radiators are in place and only need to be installed.
The roof has been redone about 20 years ago. The property has city gas, city water and two water wells.
Coming back to the beauty of the place, one should remember the views enjoyed from almost every window. You can see two Italian gardens; several decorative plants and the monumental park designed several centuries ago with the use of trees not known in Italy at that time and rare also today. The two sequoia trees which, according to the owners, are 380 years old. The main entrance court also has an antique water fountain.
The land, a part from the garden and the park, consists of several olive groves in full production.
There are three entrance gates and several entrances for the agricultural equipment.
It should be possible to make a swimming pool, just above the villa.
