On the hills of Arezzo, in a very convenient and panoramic position, a 12. 7-hectare estate with farmhouses to be restored. The buildings (689 sqm in total) are in rustic style and once restored could comfortably accommodate up to 6 bedrooms and 6 bathrooms, including a guesthouse. The land is mainly hilly and includes, among other things, an olive grove with approximately 300 trees to produce an excellent extra virgin olive oil.

The farmhouse can be reached via a short stretch of dirt road (approx. 500 m) and all services are available in the town of Arezzo, about 3 km away by car. The A1 motorway then makes it possible to reach Florence in just over an hour, while the towns of Valdorcia (Montepulciano, Pienza and Montalcino) are all less than an hour's drive away.
DESCRIPTION OF THE BUILDINGS
The farmhouse (387 sqm – 4,164 sqft), in good structural condition but in need of restoration and renovation, is on three levels and currently maintains the old division between agricultural storages and stables on the ground floor and the farmer's living quarters on the upper floors (the attic is partially habitable and potentially convertible into bedrooms and/or storages). The typical farmhouse finishes (terracotta floors, wooden beams, fireplaces and stone walls) are all still visible in the building and could be easily preserved.
The barn (115 sqm – 1,237 sqft) is structured on two floors, each consisting of two rooms, and could be re-structured to create a charming guesthouse. The lower floor, in particular, has a large archway that would be perfect for illuminating the living area.
The three sheds (187 sqm – 2,012 sqft) are located a short distance from the farmhouse: currently in a precarious state, the buildings' volumes are recoverable and could be used to build a small guesthouse or an agricultural warehouse.
EXTERIORS
The property covers a total surface of approximately 12.7 hectares (31.4 acres), set on the slope of the ills. Most of the land is covered in woodland (8.4 ha) interspersed with arable land (1.7 ha) and an olive grove (2.6 ha) with over 300 trees. All around the country house one could landscaped a nice garden and build a swimming pool on it.
