DESCRIPTION OF THE BUILDINGS
The main villa (424 sqm – 4,562 sqft, 6 bedrooms and 5 bathrooms), adorned with traditional porches and verandas overlooking the pool and gardens, features interiors characterized by large brick arches, handmade terracotta floors, wooden beam fireplaces, and bright, spacious rooms. The first floor houses three bedrooms, while the ground floor boasts a master bedroom with a glass wall offering spectacular views of the gardens, Assisi, and the badminton court. A fourth bedroom, situated in a separate ground-floor suite, can serve as staff accommodation or an additional guest suite.
The former stables have been transformed into a guesthouse (160 sqm – 1,721 sqft, 3 bedrooms and 5 bathrooms) with two suites and a large loft, each featuring elegant living areas and some with romantic open lofts. This building, with a long porch facing the second pool, provides an ideal space for accommodating friends and family. The construction date of the country house is uncertain, though a brick dated 1767 was found during renovations. This farmhouse was part of a large agricultural estate owned by various noble families, lastly the Gigliarelli family of Costano.
The main villa was first restored in 1993/1994 with a total renovation, the guesthouse was restored in 2010 with a renovation and a few other works carried out in 2020 and 2024.
The buildings are equipped with state-of-the-art systems, including solar panels, photovoltaic panels connected to the electric pump heating (air-water) and air conditioning in both buildings, making the estate not only charming but also highly energy-efficient. It is sold fully furnished, including antique pieces and custom-designed furniture, and all windows are fitted with double glazing and mosquito nets.
