This unique 756. 3-hectare wildlife hunting reserve is located in the Tuscan-Lazio Maremma, exactly on the border between Tuscany and Lazio, in a very private and quiet location. The renovated farmhouse (410 square meters) is currently divided into apartments (guests and owners) and includes a total of 9 rooms.
It offers an open panorama all the way to the sea, and the tranquility of the surroundings are excellent prerequisites for engaging in intellectual and naturalistic activities. The farmhouse is part of a property of more than 756 hectares of forest, Mediterranean scrub and meadows that descend from the top of the mountains on the border with southern Tuscany to the river. Near the farmhouse is the ancient volcanic apparatus that generated Lake Bolsena. Because of this, the soil, rich in quartz and located 100 m above sea level and 15 km from the coast, determines a unique and uncontaminated terroir, characterized by important temperature excursion between day and night, ideal for the cultivation of vineyards.
In addition, the soils are very suitable for raising livestock and horses or other animals.
Services are all available in the nearby town of Manciano (15 km), and many of the most beautiful centers of Tuscany and Umbria are within an hour's drive (Pitigliano, Saturnia, Bolsena...). Rome is about one-hour-and-a-half drive away, while the Tuscan coast is about an hour's drive.
DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The farmhouse (410 sqm – 4,412 sqft, 9 bedrooms and 7 bathrooms) is spread over two floors and is currently divided into six apartments: the first five are located on the ground floor and intended for the reception of guests, while the sixth occupies the entire second floor and is currently inhabited by the owners:
• Apt. N°1 (80 sqm): dining room with kitchenette, living room, bedroom and bathroom;
• Apt. N°2 (40 sqm): living room with fireplace and kitchenette, bedroom and bathroom;
• Apt. N°3 (35 sqm): living room with fireplace and kitchenette, bedroom and bathroom;
• Apt. N°4 (35 sqm): living room with fireplace and kitchenette, bedroom and bathroom;
• Apt. N°5 (20 sqm): studio apartment with kitchenette, small outdoor terrace and bathroom.
• Apt. N°6 (200 sqm): entrance hall with bathroom, kitchen with dining area, living room, master bedroom with private bathroom, reception hall, three bedrooms, bathroom, laundry and storage room.
The farmhouse was originally used as a hunting lodge for big game drives in the surrounding mountains within the estate, converted in recent years into a hospitality business by the current owners. The building, although modified to make it usable for guests, retains its original layout with arches, carved fireplaces, wooden beams and terracotta floors.
The property also includes an old mining warehouse (75 sqm – 807 sqft), an agricultural warehouse (55 sqm – 592 sqft) with a canopy (530 sqm – 5,703 sqft) and a shed (300 sqm – 3,228 sqft) where vehicles and equipment can be sheltered.
EXTERIORS
The property has long been a wildlife reserve, a private hunting estate, in addition to being a farming business with Agriturismo. The property spans a total area of 756.3 hectares, covered by forest and scrubland for more than 700 ha. The remaining portions of the estate are occupied by arable land (36 ha), tares and uncultivated land complete the overall surface. The flat spaces surrounding the farmhouse would allow, in addition to possible wine or tree plantings (olive, almond, hazel…), also the breeding of cattle and horses, due to the presence of two independent buildings (stables and mangers) already used in the past to breed native Maremma cows. Paddocks with boxes for horses are also present.
