CASALE MARITTIMO, OUR EXCLUSIVE - Prestigious property located in the beautiful Tuscan countryside in a panoramic position overlooking the sea, a short distance from the characteristic medieval village of Casale Marittimo.
The entrance driveway is surrounded by pine trees and leads gently to the property, consisting of the main villa dating back to the early 1900s with a square shape that recalls some Art Nouveau elements such as the marble columns of the entrance and balcony, and some buildings agricultural.
The main villa is spread over two levels characterized by large internal spaces. A large entrance welcomes us overlooking the living room with stone fireplace and dining room adjacent to the separate eat-in kitchen.
The ground floor also consists of a bedroom, bathroom, a second dining area, hallway and various closets.
A comfortable and imposing wooden staircase with wrought iron railing leads to the first floor which welcomes us with a large living room with parquet floor overlooked by the four large bedrooms, one of which has access to the panoramic terrace on the front of the villa.
From the living room there is also access to a large glass veranda and a second panoramic terrace with a beautiful view of the sea and the entire property. Two bathrooms complete the first floor.
A short distance from the main villa there are two agricultural buildings. The larger one once housed the stables and consists of a part used as a warehouse, garage and cellar and a part used as a dwelling consisting of two rooms and a bathroom on the ground floor and two bedrooms and a bathroom on the first floor, to which accessed via an external staircase. The smaller building is used as a tool shed.
The property extends over approximately 25 hectares of land with irrigation system and artesian well, mainly cultivated with olive groves with approximately 3,000 plants in production (approximately 10 hectares), vineyard (1 hectare), arable land and woods.
The average production of olives is around 350 quintals while the production of grapes is around 60 quintals of white grapes (Trebbiano and Malvasia varieties) and around 20 quintals of black grapes (Sangiovese varieties).
