Levizzano - Castelvetro of Modena
A small corner of paradise on the first hill of Modena, this is the most significant way to present a property that can enjoy a postcard view from the garden. Vineyards, more vineyards and then the Castle of Levizzano Rangone, a medieval village just 25 km from Modena, immersed in a succession of rolling hills that are also reminiscent of the Tuscan countryside.
The house, renovated as a whole in 2002, is spread over a single level for a total of 315 m2.
The pedestrian path takes us to the entrance and to the front porch, a true "outdoor living room". An important and bright living area, which takes in light on three sides, with a fireplace connected to the dining room. The kitchen is habitable and has direct access to the second porch, where it will be a pleasure to eat sheltered but in the fresh air. These rooms enjoy the view of the garden and vineyards in front of the house.
The sleeping area has three bedrooms and two bathrooms with windows and shower. The basement consists of a large paved garage, two rooms and the boiler room.
The floors are in artisanal terracotta, produced by a small furnace in Siena. The porches, sidewalks and all the external walkways of the house are made of hand-worked rustic tiles.
The roof, completely redone, has old tiles and copper gutters. The external gate and the railings on the windows were all made by hand.
The condition of the property is excellent, the windows are made of wood with double glazing, the doors are made of lacquered wood.
Mosquito nets on the windows, air conditioning, alarm system and automatic irrigation system for the lawn are the features of the villa that make it a perfect immediately habitable solution.
