The property is located on the border of Cortona and Castiglion Fiorentino Municipalities, in a hilly but easy to reach position with magnificent views of Medieval Castiglion Fiorentino, Montecchio Castle and the entire Valdichiana valley. Exposure to South-West and protection from cold, northern winds guarantee mild climate.
It consists of a stone house dating back to the 19th century and measuring approx. 165 sq.m. on two levels. The building is divided into two apartments, one on each floor. The ground floor unit has a store, bathroom, sitting room with kitchen and two bedrooms. The first-floor apartment, with entrance through external staircase and loggia is more or less the same.
All ceilings have exposed beams, but those on the first floor have been covered by a countertop, much in fashion in the eighties.
Windows and external doors are in wood with double glazing. Floors are either in terracotta or ceramic looking like terracotta. Rooms are full of light and quite large.
The secondary building, realized about 20 years ago measures approx. ninety sq.m. on one level. It is divided int two independent apartments, each featuring sitting room with kitchenette, bedroom, and bathroom.
The large cellar, partially under ground level is divided into three parts. Main part has a small kitchen and is used for preparation of tomato sauce, marmalades, ham and salami and production of wine. The second room is used for storing of olive oil and wine, while the third one is where the prosciutto and salami are aged.
There is also a pizza oven and a nice pergola with barbecue for outside dining.
The available land measures fourteen hectares and consists of olive groves, small vineyard, arable land, and woods.
The property has its own well and old water source. Heating works mostly with wood, although LPG has system is also available.
Views from the property are very nice. You see a great part of Valdichiana Valley with Montecchio Castle and hilltop Castiglion Fiorentino.
