In the province of Grosseto, midway between the Apennines and the Tyrrhenian Sea, this wine estate is suitable for whoever is looking for an already started but not too demanding activity. With its 37.3 hectares of land, of which 4.5 covered in vineyards, this estate grants a good production of DOCG and DOC wines and the presence of an apartment on the first floor allows the owners to live here. Yearly production can reach up to 35.000 bottles.
In the Grosseto hinterland, this wine estate is well-established and is located in an extremely comfortale and easy-to-reach location. The most famous city of Tuscany are, in fact, a short distance away (Montalcino, Siena, Volterra, San Gimignano, Firenze, Grosseto, Follonica, Punta Ala...).
DESCRIPTION OF THE BUILDING
The property is made up of a single ample building (682 sqm – 7,338 sqft) laid over three floors including a cellar (ground floor and basement) and an apartment on the first floor.
The cellar is (553 sqm – 5,950 sqft) is fully equipped for wine production and includes a grape-processing room, ageing cellar, office for the staff and a bathroom.
The apartment (129 sqm – 1,388 sqft), located right above the cellar, is spacious and made up of a living room with kitchen, three bedrooms and two bathrooms. From the kitchen one can then exit onto a covered veranda and the generous, 280-sqm terrace.
STATE AND FINISHES
The property is in excellent structural shape and in good aesthetic conditions. The apartment is totally inhabitable but could use some restoration work to bring it back to its optimal state.
The cellar exhibits spartan locals, really simple and ample to offer maximum maneuver space to workers. Floors are realized in simple concrete and walls are plastered.
The apartment is simple too and ha terracotta floors in excellent state, wooden fixtures, a brick-built ach connecting the kitchen and the living room and plastered walls. The apartment has the bonus of an ample panoramic terrace, particularly suitable for al fresco dining and/or meeting with friends and relatives.
EXTERIORS
The property is ideally divided into three plots: the first one includes the building (cellar and apartment) and is located on the outskirts of the town, while the other two include all the land and are set just 2 km from each other.
The cellar is surrounded by a nice space to allow the agricultural vehicles to come and go with the products, but it is usable, if needed, as a parking lot for cars.
As said above, the terrains are located out of the village, a short distance away from the cellar, and span 37.3 hectares (92.2 acres) of land. In order of size, the land is split among agricultural land (30.4 ha), vineyards (4.5 ha), olive grove (0.4 ha), coppice woodland (1.7 ha) and unused land (0.3 ha).
EQUIPMENT IN THE CELLAR
The cellar is operational and includes 4 fermentation tanks (75, 75, 80 and 130 hl for a total capacity of 360 hl) each with its own pump, timer, heating/cooling system and temperature checker. Locals are already arranged for the eventual installation of more fermentation tanks.
There is then a 50 hl steel storage tank, 4 concrete basin (40, 40, 50 and 50 hl for a total capacity of 180 hl), two new oak barrels (20 and 20 hl for a total capacity of 40 hl), 9 first-passage French oak barriques and another 20 hl fiberglass tank.
On the outside, under a covered structure, we can find a half-buried basin for grapes collection, an auger conveyor, a destemmer, two pumps and a Vaslin press.
The business is also fitted with a bottling system.
PRODUCED WINES AND QUANTITIES
The estate can currently produce up to 260 hl of wine per year. This quantity is mainly made up by Vermentino (between 50 and 60 hl per year, depending on years) and Sangiovese (ca. 200 hl per year). However, more Sangiovese vineyard was planted recently, thus the production should increase in the following years. This quantity of wine could potentially fill ca. 35.0
