Situated in Ranco, in a very quiet area a few hundred metres from the lake, this villa is on two levels with a total area of approximately 400 square metres. Built in the 1970s, the property has always been lived in and is in good condition.

A wooden staircase leads to the basement, where there is a large, completely wood-panelled tavern with a bar counter and billiard table, two cellars, a hallway and a technical room. In the above-ground part of the basement, there is a laundry room, a large bathroom with shower and two large rooms with double beds. From this level there is direct access to the outside, where a loggia with barbecue area offers the ideal place to spend the hottest hours of the summer in total privacy and tranquillity, with the luxury of cooling off in the swimming pool with diving board and aluminium cover, which can also be used in mid-season. A clubhouse, a double garage and four parking spaces complete the property. In 2021, the roof was insulated with polyurethane foam and the entrance door and French doors in the living room were replaced. All wooden windows and doors with double glazing were replaced in 2008, when a 7 kW photovoltaic system was installed. Also in 2008, the boiler was replaced with a Viessmann condensing boiler and solar panels were installed with two 500-litre storage boilers for domestic water and heating.
