Situated amidst the gentle, velvet hills of the Val D'Orcia, a UNESCO World Heritage Site, 'Il Sogno' is a typical Tuscan farmhouse currently used for accommodation purposes, equipped with luxurious rooms and suites with an individual and distinct style, a riding stables with stables and a restaurant, all surrounded by approximately 70 ha. of exclusive land on which three privately-owned lakes stand.
Situated at the highest point of the sinuous hill that hosts it, "Il Sogno" was created to be an ideal structure for the management of a riding school, considering all the services necessary for equestrian activity.
The structure is currently organised as follows: the first floor houses the 4 suite rooms, each with a private bathroom, and two independent flats (2 rooms with bathroom + living room and kitchen), all with air conditioning.
On the ground floor, are the following: The Hotel Reception (entrance); the Restaurant (multi-purpose room), with its local cuisine made from excellent raw materials from its own organic farm, which seats 50 and has a large fireplace, an equipped counter and a professional kitchen (electric hotplates, kettle, fryer, professional ventilated oven, countertop refrigerators, column refrigerators, heated table for handling dishes); The service area (air-conditioned warehouse, bottling area, line-preparation laboratory, refrigerator column, blast chiller, oven, planetary mixer, stainless steel tables and cabinets); the warehouse with a total predisposition for the construction of an oil mill (drainage pipes, connections, adequate current, for an insourcing project for the farm area connected to oil production); Laundry and bathrooms for guests and staff; the showroom, relaxation area and tasting area used for selling the farm's products. Externally, there is a charming area dedicated to aperitif and dinner time, with outdoor tables, sofas, as well as a pizza oven and a large barbecue.
Il Sogno is also the ideal place for horse-riding and nature lovers: the riding school is equipped with all the necessary equipment for training and for the well-being of the horses, and has: a fenced paddock with sheds for shelter, a panoramic 18-metre radius ring with siliceous sand, a state-of-the-art Rinco stable with 4x3 very bright and well-aired boxes (12 boxes inside the stable + 6 boxes in the paddocks). The estate covers a total land area of approx. 70 ha, of which approx. 30 ha is green space where one can take a walk and discover one of the three lakes forming part of the property. The remaining part of the land is dedicated in part to olive groves (approx. 18 ha. between olive groves in full production and newly planted olive groves) and in part to spelt for the production of meal and legumes to feed the horses (approx. 25 ha. in total).
State of repair
The entire property was completely renovated in 2018 with high-level finishes, all in a perfect blend of the traditional and the contemporary.
Utilities
The property has all the main services and is connected to all utilities. All installations are up to standard and fully functional. As far as the primary resource is concerned, water, it is guaranteed by the right to draw from the two adjoining springs and by the presence of the 3 lakes, with a total capacity of 6,000 m3, waterproofed with a layer of clay with overflow management with reinforced concrete structures draining downstream. The land has been worked to totally drain the rainwater into the lakes. The property has been equipped with an internal circuit of interconnected underground cisterns with a total capacity of more than 90,000 litres that, in addition to providing for the water needs of the farmhouses, are used for a water recovery circuit connected to lake 2 (whose water feeds the automatic system for watering the gardens and watering the horses).
