'Quinta do Fidalgo', with a total area of 23.48 hectares, is located near Manique do Intendente in the municipality of Azambuja, in the district of Lisbon - Extremadura.
Morphologically, the property is almost entirely flat, with slightly undulating terrain in some parts of the estate. The farm is crossed by a stream.
It consists of 10 hectares of vines in full production and 12 hectares of eucalyptus trees, which have recently been cut down. It's worth pointing out, however, that this entire area, which was filled with eucalyptus, was once, or rather, a few years ago, completely planted with vines, which means that once it is free of eucalyptus, it will be ready to receive a future planting of excellent quality vines.
The vineyard is currently planted with Aragones and Castelao grape varieties, and has produced good quality wines under the VPQRD denomination.
Its value in market terms is broken down in our analysis:
- 10 hectares of Vineyard in production VPQRR = €400,000.00
- 12 hectares of land for planting vines = €150,000.00
It also has a rural house in ruins for recovery and restoration. The estate has good potential for agricultural development and rural tourism.
Very quiet, safe and with a good neighbourhood.
It is about 30 minutes from Humberto Delgado International Airport in Lisbon, and 10 minutes from the A1 motorway. (Refrª. 743-3)
