Quinta da Quinta already existed in the early seventeenth century, being a term of the monastery of Paco de Sousa.
Quinta da Quinta faces the so-called Santa Maria de Sousela Road (M561).
It has excellent access as it is about a 5-minute drive from the A42 motorway.
It has public electricity distribution networks (with street lighting) and water supply and telephone.
The property faces the public road in the extension of about 85 meters. Part of this confrontation consists of the facade of the house and the other by a fence wall also in stone masonry. There are three gates that face the confining road: in addition to the facade gate, now only pedestrian, there is a wide (about 7 meters) sliding gate, supported by the fence wall, and another for entry of people, also supported by the fence wall.
Due to the recent rise in the considerable road level, the height of the facade and the wall has been reduced. In one case and another, the inner level is considerably lower. - 'Medium Density', and the remaining part of the property is in 'Safeguard Zones' - National Agricultural Reserve (RAN).
The part included in Urban and Urbanarea has an area of approximately 2,500 m2 and covers the buildings that exist in the property, as well as the surrounding strip of land, which extends to Nascente.
The house
It is an agricultural house dating back at least to the beginning of the 19th century. XVII, all in stone, unobstructed and with good views, which lends itself to a restoration and use with enormous potential. The exterior facade was reduced in height due to the substantial rise in street level, which forced to make some access stairs to the main entrance gate. It has, however, to the island of the house, a large gate for car access.
Old vineyard
Quinta da Quinta had a vineyard that occupied 58,000 m2 (part of rustic article no. 560) and was planted in 2001 and 2002, with an average annual production of 58,000 kilos of grape. But the vineyard was uprooted in 2019, but the infrastructure was prepared for the buyer to replant new vines or another plantation, such as orchard.
The vineyard area had a rural lease contract, for a period of 20 years, starting on January 1, 2001, so it ended earlier this year, on January 1, 2021, made with Eng. Joana Mota de Castro, from Quinta de Lourosa, also in Sousela.
The leased area corresponded to the fields Grande, Mata, Vessada and Sobrao, the lameiros da Cale and reserva and the three gutters of the Forest, and the owner gave permission to the tenant to proceed with the reconversion and installation of new vineyards and proceed to the necessary earthworks and drainage works and rule, being the said tenant obliged to deliver to the landlords the leased , at the end of the contract, in good condition.
