This impressive detached house offers two apartments, a studio, a community room (ground floor) and a private residential department (first floor). A B&B permit has been issued for the apartments, the studio and the bar and it functions as such.
The two apartments each have two bedrooms, a living room with open kitchen and a bathroom. The studio consists of a living/bedroom with a kitchenette and a bathroom. In the rear part of the house is a communal area with a bar, a small though functional kitchen and a sitting/dining area. There is also a covered terrace (with toilet) and a covered bread oven.
The first floor can be reached via two separate entrances. On this floor are 3 bedrooms and a spacious modern bathroom with shower and bath. Also on this floor is a large fitted kitchen open to a lounge/office and dining area, a living room currently used as a linen room and a fitness room. On this floor is also a guest toilet. The kitchen gives access to a large covered roof terrace with panoramic views. The sitting area/office has its own south-facing balcony with beautiful views of the mountains. There is a continuous veranda around part of the house.
Above this floor there is a very spacious attic that is accessible from both inside and outside with a fixed staircase and can be used for a further purpose if desired. The technical rooms and storage areas are located on the ground floor. The total registered living area is 478 m² and the gross floor area is 838 m².
What are the facilities like?
The house has its own water supply via an artesian well. It is connected to the electricity grid but it also produces its own electricity via 10 solar panels. There is a solar boiler with a geyser as a backup and there is an electric boiler. The whole house is connected to the sewerage system with the exception of the bar which has its own septic tank. There is fiber optic for internet.
Almost all windows have double glazing, some of which have recently been replaced by frames with a cold bridge break. Most windows on the first floor have shutters.
Heating
The B&B apartments are heated with an individual pellet stove and the studio has air conditioning with heat pump. In the private area are three air conditioners with heat pump. The kitchen is heated by a fireplace with built-in cassette and two rooms have wood-burning stoves.
Is there outdoor space?
The domain has a plot of approximately 3,000 m² that is furnished as a garden and attractive living area for guests. The plot is almost flat and is completely fenced (safe for young children). There is a lockable swimming pool of approximately 50m². In the garden grow ornamental trees and also many fruit trees such as lemon, mandarin, oranges, kumquat, cherry, plum, apple, pear, peach, apricot, nectarines, kiwi, persimmon, and fig. In the garden are several olive trees, some of which are very old, and a number of nut trees (walnut tree, hazelnut tree, almond tree). A large part of the garden has automatic irrigation and there are several water points. In front of the house is a lockable parking space.
On the premises are some buildings where chickens and small livestock can be kept.

The domain is a running B&B with a valid registration and ongoing bookings, allowing the new owner to generate an income immediately. The contents of the B&B are included. Good income can also be obtained through rental for longer periods in the late season.
Where is it?
The domain is located on the edge of the village of Pinheiro de Côja, where a café is open in the summer months. The larger village of Côja is 3 km away. Côja is a lively village with an authentic atmosphere. Most facilities are available on a small scale. There is a school, a river beach, a campsite and several restaurants. The area is known for its many beautiful walks.
Tábua is about 10 km away. This is a small provincial town where the main facilities
