"Real luxury is sharing a wonderful home in neighbourhoods offering easy access to culture and shops. All things one finds in Le Marais," says Philippe Gaudry. Now at the helm of two agencies on Rue de Bretagne that he runs with his partner, Franck Aprile, this dedicated fan of Paris has an enlightened view of the city and its changing property scene : "The market in Paris has been very active since September 2016, but tends to be overly speculative. The number of estate agencies has exploded over the past six months in Le Marais, which also tends to pull prices higher. We have a responsibility not to make erroneous estimates. In the highly-prized neighbourhoods of the 3rd and 4th arrondissements, prices currently range from 15,000 to 20,000 € per sq. metre. You can still find properties under 10,000 € per sq.m in Le Marais, though they are becoming increasingly rare. New areas such as Parmentier-Goncourt-Saint Ambroise are undergoing extensive development, offering buyers some good opportunities." Able to pride himself on perfect knowledge of the market and an excellent reputation, Philippe Gaudry takes inspiration from approaches used in the world of luxury : "We devote all the time necessary with each of our clients to define their wishes as closely as possible and offer them tailormade service. And to maintain our position, we are always ready to review our stance and activities. We are, in fact, developing a legal and sectorial monitoring system in association with the blog "La Pierre à l’Endroit", compiled by two jurists, and we organize seminars every two months in our agencies". Expectations for 2018 ? "I'm afraid that competition will bring inflation and affect the market, though I remain optimistic," says the co-founder of the Agence des Enfants Rouges.
