Foreigners are still very fond of Cannes. Though since 2020, the clientele is mostly French, in search of a sound long-term investment, a life-style, outdoor areas, a delightful climate all year round, and outdoor activities on the Côte d’Azur. Benefiting from France’s second largest airport, Cannes is seen, more than ever before, as a “label” address.
French clients now invest sums of money here previously seen as reserved for foreign buyers. They are looking for properties in the centre along the Croisette, from the Old Port to Palm Beach, apartments ranging from 2 to 4 million euros on average, and up to 7 million euros or more, very keen on sea views, generous surface areas, high-spec appointments, and turn-key acquisitions.
“Property dealers are redesigning apartments selected for their location and potential, restoring them to offer cutting-edge equipment and decor, and proposing 2- or 10-year guarantees.” The Agence Impact’s recent transactions included a luxurious apartment of 160 m² with four main rooms in the middle of the Croisette, opening out to a large terrace, priced at 6.3 million euros, ie. over 39,000 € per sqm, and a penthouse offering five suites giving onto a garden-terrace of 500 m² close to the Carlton, worth over 7 million euros.
Desirable apartments on the Croisette start from 2.5 million euros, the amount required for a property of 85 m² with a terrace of 20 m² on the seafront. Port Canto and Palm Beach are also in high demand, offering renovated properties with vast terraces from 20,000 to 25,000 € per sqm, except for penthouses. The business or leisure clientele for seasonal rentals targets top locations and luxury conciergerie services.
Congresses - MIPIM, Lions, the International Film Festival - are seeing a marked comeback, while summer seems to be sparking a certain amount of enthusiasm, especially among European and Middle Eastern clients. An apartment of 100 m² (3 suites) facing the sea will rent for 7,000 to 10,000 € per week, all inclusive. An exceptional property of 245 m² surveying the Bay of Cannes can justify rent of 35,000-45,000 € per week in the high season.
