Waving the flag of “love at first sight”, the Agence Jane insists on a rigorous selection of properties including smart apartments, houses, villas and luxury properties, as well as vineyard estates. Its recipe for success ? A deliberately high-end focus on appealing addresses, in-depth expertise and recognized know-how. “We aim for relationships of trust with our clientele and in fact function largely by word of mouth,” explains Guillaume Touroul-Chevalerie. “This has led us to have more and more confidential offers and properties on a sole agent basis. We also propose prestigious seasonal rentals in Arcachon, on Cap Ferret and in Pyla-sur-Mer. 80 % of our clients are French, and on the international market we mainly deal with English, Belgian and Swiss buyers. Our average price is between 2 and 2.5 million euros, so we attract wealthy clients. We recently sold an apartment of 200 m2 facing the Grand Théâtre in Bordeaux, priced at 2 million euros.” With regard to the market in Bordeaux, he says : “Prices have cooled down a little after a frenzied rise. Buyers are now taking more time to reflect, there are fewer availabilities and prices are high, on average 10,000 € per sq.m for desirable homes, though they can be rationalized and, above all, discussed. Just a few months ago, both houses and apartments were selling like hot cakes. Buyers wanting to settle in Bordeaux are prepared the pay the price, but in exchange they demand spaciousness, quietness and comfort. The region is appealing for its quality living conditions. Arcachon and Cap Ferret are in fact highly-prized by young retirees and ex-pats looking for second residences”.
