The first agency covers the neighbourhoods of Montfleury, La Californie, La Banane and the Croisette, the second focuses on Palm Beach, La Pointe Croisette and Boulevard Gazagnière.
This area seeing lots of changes draws the interest of fans of yachting in search of second homes. They set their sights on residential or prestige properties ranging from 300,000 to 4 million euros. One can expect to pay 10,000-12,000 € per sq.m with a sea view, 6,000-7,000 € per sq.m without.
In real estate for 17 years, Nicolas dos Passos now manages a team with about ten members. Lower numbers of foreign clients due to the pandemic has been counterbalanced by a rise on the part of buyers from large French cities, Paris, Lyon or Lille, keen on high-end residences with parks, pools and tennis courts.
Outdoor areas and natural greenery have won all the votes since the first lockdown. Villas are also in high demand. A budget starting from 1.5 million euros is required for living space of 200 m² with a garden of 1,000 m², and at least 2.5 million euros for a panoramic view of the Med. Clients from Belgium, Luxembourg, Switzerland and northern Europe maintain regular contact, while Middle Easterners, a long-time clientele for Cannes, are gradually making a comeback.
“The actively employed living here year-round account for 20 % of our market,” says Nicolas dos Passos. Focusing on properties priced around 600,000-700,000 €, they give priority to quietness and comfortable surface areas in the Montrose and Oxford neighbourhoods. Investments in rental properties are momentarily sluggish due to a lower number of congresses and events.
