This busy market, is marked this year by new offerings and price adjustments enabling buyers to set their sights on top-notch properties. Drawn by the environment, the region's quietness and fine art of living, French and foreign clients are increasingly drawn to Annecy and its surrounding area. As explained by Stephan de Meyer, heading up De Meyer Immobilier Sotheby’s International Realty : "A quality lifestyle, the closeness of ski resorts, the TGV network and airports placing us one hour on average from cities such as Paris, Brussels and Barcelona, all make for very comfortable living conditions. The region is lively and very attractive in both summer and winter, in terms of tourist and economic activities. In Annecy and at the gateway to Geneva, the average price bracket is 5,000-7,000 € per sq. metre. People crossing the border to work in Geneva prefer to buy in France or between Annecy and Geneva, to benefit from more reasonable prices than those posted by Swiss properties, which are still very high. We recently sold a beautiful apartment of 155 m² on the lakefront in Annecy for 10,000 € per sq.m. Over in Annemasse, on the frontier, we also just sold a property of 340 m2 for 1.4 million euros. The average price for properties of quality is around 1 million euros in Annecy and at the entrance to Geneva, though exceptional examples on the shores of Lake Annecy, for instance, can attain 4 million euros. Properties enjoying views of the lake and quiet surroundings are the most widely sought-after. In highly-prized areas, buyers are largely comprised of ex-pat Parisians, but also Americans and Russians. The market is definitely active, with a demanding and well-informed clientele. They take their time reflecting on their acquisitions, which can lead to rather long selling times. Once again, only prices closest to real market values ensure fast, efficient sales".
