Areas around Parc Monceau : bourgeois Paris
Among the capital’s most highly-prized addresses, the Plaine-Monceau neighbourhood and the area around Parc Monceau are characterized by high-quality properties comprised of prestigious Haussmann buildings and sumptuous private mansions. Good schools, shops and natural greenery attract a clientele mostly made up of dyed-in-the-wool French families and people working in Paris with high purchasing power.
Elegant and prestigious, the Plaine Monceau neighbourhood is seen as a blue-chip investment with its lovely avenues benefiting from many appealing features, as explained by Laurent Robert, property consultant with the Groupe Mobilis : “Neighbourhoods around Parc Monceau are some of the finest in Paris : built under Napoleon III, they are homogeneous and extend over the 8th and 17th arrondissements. They offer sound construction exemplified by the substantial stone buildings designed by Baron Haussmann. Very few small surface areas are to be found here, while large apartments from 200 to 400 m2 are legion. The 8th arrondissement is highly sought-after and its prices are higher than in the17th, even though some streets in the 17th such as Rue de Prony, Rue de Phalsbourg and Rue Georges Berger, around the Rotonde, fetch the same prices as in the 8th as they offer very handsome old buildings and town mansions. Another special feature of neighbourhoods around Parc Monceau : properties directly overlooking the park form a micro-market on which properties post extraordinary prices”.
As in the 16th arrondissement, neighbourhoods around Parc Monceau offer a quiet, residential and leafy environment, an asset much appreciated by families and well-to-do members of the working population. According to Guillaume Ravaud of the Emile Garcin Rive Gauche agency : “Due to the presence of renowned schools, green areas and a plethora of large apartments, these neighbourhoods attract lots of families, just like the 16th arrondissement. The clientele is mainly French : very few foreigners choose these areas for their pied-à-terre, though English and Russian buyers are present, to a lesser extent. There are also lots of self-employed professionals, lawyers and architects, some of whom have moved into mansions close to Parc Monceau. As for prices, the average bracket is 10,000-12,000 euros per sq. metre for high-class properties, attaining up to 15,000 euros per sqm. or more for outstanding examples. In these neighbourhoods, the entire market is buoyant, with a local family clientele still drawn by the beauty of the buildings and apartments offering a privileged life-style”.
