Virtual tours, on-line estimates..., estate agents have also adopted new technologies to match today’s trends. “We were already familiar with these tools which have become essential since the outbreak of the crisis,” explains Alexandre Ban Nan. “Evolution in society has also magnified the priority awarded to strong values such as honesty, trust and transparency. In my agency, we had set up strict procedures for estimating the worth of the properties proposed, and refuse some mandates which have been overvalued by other agencies. This kind of integrity in fact allows us to convert a certain number of owners to appointing us as sole agents, representing about 50% of our portfolio.” The lockdowns of 2020 also made it possible to move the cursor in the agency’s approach : “The brutal halt in activity in March 2020 obliged us to undertake a fundamental review of our work. We focused on the human side and gave it our entire attention. Activity which resumed in May continued to be very lively until September, but slowed down in the fourth quarter. Over the past few months, the number of properties available on the Parisian market has risen. Due to an explosion in divorces and separations, together with inheritances, needs for cash liquidity... These factors serve to adjust the market, even up the balance between supply and demand, and initiate a downward cycle until the next presidential elections, not so far away. Properties with no defects still sell as quickly as ever, and at high prices, others struggle to find takers. In our agency, we have seen a flurry of activity since January, giving rise to some significant sales. We recently sold a garden-level apartment of 196 m2 in the 8th arrondissement, priced at 2,680,000 €. In the 16th arrondissement, we also sold an apartment of 110 m2 on an upper floor, benefiting from a terrace and views of the Seine and Eiffel Tower, priced at 1,600,000 €. Our work on our relationships with sellers has borne fruit. We are, in fact, going to develop a new service in our agency with a team of apartment hunters.”
