BEAUCHAMP ESTATES, FROM MENTON TO SAINT-TROPEZ
Adrien Willing-Lamy, General Director and Manager of the network in France for 10 years, looks back on the development of the firm on the Côte d’Azur and the famous peninsula in Le Var, now preparing to increase its team from 30 to 40 members over the next six months.
Founded in 1979 in the centre of London, Beauchamp Estates has opened agencies in Mykonos, Tel Aviv, New York and on the Côte d’Azur. With Beauchamp Estates shareholders, Gary Hersham and Jonathan Gray, its story in France commenced with the opening of the first agency in Cannes, 17 years ago, on Rue des États-Unis, a few metres from the Croisette.
Then came the agency in Saint-Tropez, on Place des Lices, and the very recent inauguration of a branch at the entrance to the village of Mougins. Since it opened, buyers and sellers have been rushing in, proof that in our era of teleworking and the dematerialization of professional relationships, physical contact still has its fans. In just a few weeks, it will be the turn of Saint-Jean-Cap-Ferrat to join the network, offering reassurance to clients in the “Golden Triangle” of Villefranche/Saint-Jean/Beaulieu-sur-Mer.

Here again, the secret resides in a prime location in terms of both visibility and human contact. Depending on the year, turnover in France ranges from 2.5 and 7 million euros with four departments : sales, seasonal rentals for villas, rentals of apartments during conventions and festivals, and property management. Areas which offset each other depending on the time of year. This summer, for example, the volume of bookings at the start of the season foretold record occupancy. Despite the riots that created problems on the market, we succeeded in chalking up a very good season.
While we hear about a crisis in standard properties and applications for mortgages massively refused by the banks, the top end of the market, mostly involving cash, and premium addresses synonymous with safe havens, could well keep their heads above water, while cryptocurrencies plunge and financial markets catch cold. And the top end of the market is clearly the speciality of Beauchamp Estates. As illustrated by the sale of the villa “Les Cèdres” in Saint-Jean-Cap-Ferrat, a third world record, at a price of 200 million euros in 2019, when its counterpart in London orchestrated the sale of another property in Great Britain, worth 210 million euros.
