COLDWELL BANKER IN MOUGINS
Created in 2007, the agency was taken over by Aurélie Provost in 2013. At the entrance to the historic village, it became a member in 2020 of the American Coldwell Banker network, active in 49 countries through 31,000 offices with 92,000 team members, 12 of whom work in the agency in Mougins.
“The brand is clearly synonymous with legitimacy, methodology and visibility, and pursues a quest for excellence in client relationships. In France, Coldwell Banker has about 50 agencies. In the south-east, the network also has an agency in Mougins, three in Cannes, one in Antibes, one in Nice, one in Monaco, and three in Le Var. We all take the greatest care to build real synergy between these offices on the Riviera,” explains Aurélie Provost, who covers Mougins, Valbonne, Mouans-Sartoux, Castellaras, Opio and Châteauneuf-de-Grasse with her team.
She believes in hyper-specialization for each sector, and in making sure that advice and estimates are totally accurate. Over the past few weeks, the market has seen a slowdown, an observation made at both national international levels. For acquisitions up to 7 million euros, the rise in interest rates is having a real impact on buyers’ behaviour. The announcement of an upcoming fall in prices, not yet perceptible, justifies a wait-and-see attitude on their part. The clientele is cosmopolitan, though there are fewer UK buyers since Brexit, and Scandinavians are more hesistant.
German and Belgian clients are as enthusiastic as ever, like the Monégasques, nationals or residents, looking for greenery to back up their properties in the Principality. Mougins and its surrounding area guarantee generous grounds, privacy, village life and international schools, not forgetting the proximity of the Sophia-Antipolis technopolis, motorways and the international Nice Côte d’Azur Airpoort.
The flagship property, a house of 250-350 sqm, ideally offering four suites and a study, in turnkey condition, in grounds of 2,500 sqm, ranges from 8,000 to 10,000 € per sqm. Les Colles, Courteline and Pibonson offer lovely views, while Le Redon proposes vast grounds. Clients show real enthusiasm for gated and guarded estates. As for buyers looking for year-round homes, usually focusing on the price bracket from 600,000 to 2 million euros, they are being hit very hard by rising mortgage rates.
