Even though it usually shows more resistance than others, the property market on the Côte Basque and Côte Landaise has experienced a certain slump in the number of sales over the past few months. Anne-Marie Langla, Manageress of DL Immobilier with two agencies in Biarritz, analyzes the situation and looks back over the past year.


Borne along by incredible vitality since 2020, the property market on the Côte Basque and Côte Landaise is undergoing changes, as explained by Anne-Marie Langla, President of DL Immobilier :

“While luxury is resisting the situation very well, some properties have seen a slight decline in their worth. International tensions, the high inflationary trend, the rise in interest rates, the rate of wear, France’s social crisis and the anxiety it is creating, are all factors having an impact on the market. Furthermore, new regulations on short-term furnished rentals in Airbnb style, voted by the region’s 24 communes, have not yet had the result expected, as properties rented on a seasonal basis have not been transferred to the year-round rental market, but in many cases have been put up for sale. Which has signifcantly increased supply at a time when there are fewer buyers than before.While the situation is not alarming at present, we must remain cautious about this context as the market is on a downward trend. Faced by all this, we are feeling some concern on the part of our clients. At DL Immobilier, we have always given priority to the human side of our transactions and, today more than ever, we are focusing on being even more attentive to our clients’ needs. Luxury properties which do not need financing from the banks continue to sell well. It is harder for the others, and we are no longer seeing the steady flow of 2020 and 2021. The region’s appeal remains the same and the new year-round population has become considerably younger: it is comprised of active urban families with children, working from home or arriving with new professional projects. Positive elements encourage our optimism, and we know that real estate remains a safe haven”.
