Active for the past 10 years on Bordeaux's property market, Émile Garcin boosted its presence in the region by opening an agency in April 2019 at the very heart of Bordeaux. This branch, which has since chalked up growing success, confirms the group's know-how. Meet Philippe Chevalier, Manager for Émile Garcin.


Extremely attractive for several years, the city of Bordeaux, ideally situated 2 hours from Paris and Biarritz, 2 hrs 30 from Spain, draws many buyers, both French and foreign. "Bordeaux has lots of assets and offers a wide choice of properties and architecture of quality. It is, in fact, the town that has the highest number of 18th-century buildings in Europe," explains Philippe Chevalier. "We have been active in the region since 2011, focusing initially on large properties, châteaux and vineyards on the outskirts of the city, which led to substantial sales at prices around 3 million euros. Opening our agency two years ago has enabled us to exploit a broader market including the centre of Bordeaux, and to extend our property portfolio to cover apartments, "chartreuses" and bourgeois houses in appealing neighbourhoods. We also propose popular addresses in the surrounding area such as the Bassin d’Arcachon, Le Pilat and Cap Ferret." On the subject of Bordeaux's property market, Philippe Chevalier adds : "In just 10 years, prices soared by 60% in Bordeaux. Things have now calmed down, we reached a ceiling and the market has fallen back in line, giving buyers a freer hand. For apartments, the price bracket ranges from 3,000 to 6,000 € per sqm, for houses from 3,500 to 7,000 € per sqm. New developments are seeing a boom in the city, with residences benefiting from privileged environments and attracting a good number of buyers. As for the future, we currently lack any real visibility so it is hard to foresee. Bordeaux and its region have suffered from the disappearance of foreigners, resulting in 20 to 30% fewer sales, especially in the case of vineyard properties and châteaux. Buyers are ever more demanding though, so far, investment in real estate is still the most reassuring and one of the best options".
