“Feeling warm and comfortable at home has never been so important” : a premise shared by Gabrielle Dorfmann to explain just how fundamentally the Covid crisis has changed buyers’ needs. Running two Left Bank agencies in the 7th arrondissement, she proposes a portfolio of high-end properties, for which demand continues to pour in.


The healthcare crisis leading to lockdowns and tele-working has also made city-dwellers reconsider what they expect from a home while changing their needs : “Houses have become the ideal form of living accommodation, and demand for properties less than an hour from Paris has grown considerably. Within Paris, properties with lots of light or outdoor areas top the wish-list : buyers are looking for space and are ready to invest in main or second homes. They give priority to comfort, where they live has become vital”. As a result of these changes, 2020 proved to be a productive year. “In both of our agencies, it was better than 2019 with a significant number of sales at around 2 million euros or more,” says Gabrielle Dorfmann. “We recently sold an apartment of 145 m2 on Boulevard Raspail, priced at 2,565,000 €. The market has stabilized, sellers are more ready to listen to our advice and there has been readjustment of prices for off-market properties. In parallel, prices for high-quality properties have not declined in the capital’s most attractive neighbourhoods, though the scarcity of foreign clients has had an impact on some areas such as the “Golden Triangle” and the Champs-Elysées, seriously hit by Gilets Jaunes demonstrations. And even while new tools such as virtual tours are remarkable, they do not enable an international clientele to enter the market for apartments worth several million euros. On a day-to-day basis, our work has also undergone changes. Buyers need reassurance and support, and our role is to ensure this guidance by providing even more attentiveness, to respond to their queries and requirements. I remain optimistic for 2021, even though it is hard to foresee outcomes given the uncertainties engendered by this unprecedented crisis. We all know there will be a pre- and post-Covid.”
