Heritage Properties, head for Monaco
The agency was launched in 2013, following three decades devoted to managing family heritage in real estate assets. Its founder endowed it with methods and procedures inspired by an investment bank : a sense of service, respect and confidentiality, reliable advice and documentation.
With 20 years of experience in real estate including 18 in the Principality, Laurence Vada took over the management of the sales department of Héritage Properties, determined to perpetuate high standards of reception, assistance and quality service in BtoB activity sectors, without ever abandoning proximity and human relationships. A mission which goes well beyond simple sales or rentals of properties.
A pool of electricians, plumbers, woodworkers and kitchen specialists accompany refurbishment projects and ensure on-going maintenance. 135 nationalities rub shoulders in Monaco, whether first-time buyers or long-established residents. After two years of activity marked by the tribulations of the pandemic and, in particular, the temporary closure of air travel, prices in the Principality are showing real stability, placing the address among top safe havens. The majority of first-time buyers start by renting before setting their sights on an acquisition.
A 1-bedroom apartment of 60 m2 in good condition, offering a sea view, costs 4,500 € per month. A 2-bedroomed apartment ranges from 8,000 to 10,000 € per month. On average, a 3-bedroomed apartment is around 15,000 € per month, depending on the neighbourhood, the residence and its appointments. Everyone appreciates the quality of life in the Principality, its reception infrastructures, security, political stability, and the dynamism of the Nice Côte d’Azur international airport. Among the agency’s most recent sales, Laurence Vada mentions a 1-bedroom apartment of 115 m2 in the Golden Square, on a high floor, renovated throughout, with sea view, in a residence with a gym, pool and 24/7 conciergerie, priced at 9,250,000 €.
In the Jardin Exotique neighbourhood, in a similar residence in terms of amenities with a tennis court as a bonus, an apartment of 110 m2 including a terrace of 20 m2, in need of total renovation, found a taker at 3.9 million euros. New developments are under construction. The next deliveries are scheduled for June 2022 in the Jardin Exotique area, at around 50,000 € per sqm with sea views. Not forgetting, over the long term, the Principality’s future extension on the Mediterranean to provide very large surface areas of 500 m2 and more.
