La Bordelaise de l’Immobilier
Offering a wide choice of properties and high-quality assistance for each acquisition project, this agency on a human scale in the finest neighbourhood in Bordeaux was founded by aesthetes with a passion for their city. Interview with Nathalie Andria, one of the agency’s seminal figures…
Characterized by congeniality, advocating proximity and a made-to-measure approach, La Bordelaise de l’Immobilier builds relationships based on trust with its clientele. On the strength of a property portfolio ranging from charming studios to master residences via stylish bourgeois apartments, the agency focuses on the hyper-centre of Bordeaux. “Our preferred neighbourhoods stretch from Les Chartrons to Pey Berland, the quaysides of the Garonne to Saint Seurin, not forgetting the prestigious “Triangle”,” explains Nathalie Andria. “In these areas where demand is very high, prices range on average from 5,500 to 7,000 € per sq.m, sometimes more for rare properties. We recently sold a house of 130 m2 with terraces between the Triangle and Saint Seurin for 870,000 €. Though we also allow ourselves to cross the boundaries of the centre of Bordeaux and explore surrounding communes such as Pessac, Talence, Le Bouscat, Caudéran, Saint Augustin and the southern right bank, to unearth up-market properties.” Boosted by the arrival of the LGV railway line, Bordeaux has seen soaring prices over the past few months. Very appealing, it draws a French clientele mainly comprised of Parisians and ex-pats. “Bordeaux increasingly attracts buyers appreciative of its pleasant lifestyle. The property market is very lively, though one has to admit that there is real disparity between supply and demand, especially for high-end properties. Prices have risen significantly in the hyper-centre, which is making some clients head for the first crown around the city, near the boulevards. Les Chartrons North, Nansouty, the Ornano neighbourhood, Tondu, Saint Bruno, Parc Rivière and La Croix Blanche offer lots of pretty town houses and charming “échoppes”, and are especially very popular among local buyers.”
