Lyon north : an upward trend...
Comprising an urban extension of Lyon, communes to the north of the city are witnessing significant development and attracting more and more buyers. In terms of prices, the trend is clearly on the rise, backed by steady demand. Update with Cécile de Jouffrey, manageress of the Centralym agency, specializing in high-end real estate in metropolitan Lyon.
An air of the countryside within easy reach of the town, houses of quality, communes well served by public transport…, the northern part of Lyon, set back from the agglomeration, has become very desirable. An area running along the River Saône, encompassing several zones, as explained by Cécile de Jouffrey, manageress of Centralym : “First there is Caluire, an urban commune with high-class buildings, residences and houses. It is very well connected, especially thanks to the Metro taking passengers to La Part Dieu. It is also a countrified commune prized for its pleasant living conditions, where prices are clearly moving higher : they start from 3,500 € per sq.m and can soar to 6,000 € per sq.m for outstanding properties. Then, Les Monts d’Or, always widely appreciated, is an area confirming its appeal, especially on the communes of Saint-Didier, Saint-Cyr and Collonges, which offer peaceful settings, spaciousness, and very lovely properties with remarkable views. Demand for building land is also strong here, with prices for plots ranging on average from 400,000 to 500,000 €. Finally, on the other side of the Saône, in Fontaines-sur-Saône, prices are less daunting, yet the location offers several advantages such as direct access to business centres and the presence of a very reputable school in Neuville-sur-Saône, which attracts families. On these communes benefiting from pleasant environments, large houses and quality estates succeed one another, posting prices easily attaining 600,000 €. In short, this entire outlying area north of Lyon, at the gateway to the town, offers a privileged lifestyle and the possibility of gaining space, in both the home, with more rooms, and an outdoor area with a garden and pool”.
