An agency bearing the words “Conseil en immobilier” on its facade is not exactly an agency like all the rest. “In real estate, it seems to me that the notion of advice is essential,” explains Thibaut Longuefosse.

“Advice is what one can give one’s clientele when turnover is not one’s sole objective, and that’s our position. I have in fact already refused mandates when sellers concealed things from me about their properties or aspired to obtain prices that were too high.”

While Biarritz is the agency’s main target, its activity extends over the entire coast from Hendaye to Anglet via Hossegor, where MyHossegor is also undergoing development. On the subject of the market, Thibaut Longuefosse describes changes experienced since the outbreak of the pandemic :

“From 2010 to 2020, 70% of clients on the French Basque Coast were looking for holiday homes. Since 2020, 70% of them have been investing in permanent homes. Many people originally from the region have left big cities to return to their roots. A significant number of company directors have also sold their businesses to embark upon a new life here. Parisians move in with their families and travel to Paris for just a few days per month. As for retirees, they have swapped the PACA region for the Basque coast and its appealing lifestyle. These major changes have caused prices to rise on the Basque coast, which are now posting a wide range : from 7,000 to 12,000 € per sqm. We recently sold an apartment of 140 m2 in the centre of Biarritz, priced at 1,560,000 €. The starting-price for a studio in Biarritz is 200,000 €. And properties that are highly sought-after are large apartments, which are rare here. The region is witnessing full expansion, and 5 years ago we were already wondering when it was going to cease. We are still asking ourselves the same question! The luxury market continues to rise, and we cannot foresee its limits. Buyers ready to pay over 2.5 million euros are a new, and growing, clientele.”
