What can be said about the Parisian market as we near the end of 2023 ? “It is a two-tier market. For so-called family properties from 1.5 to 3 million euros with no particular luxurious characteristics, we are seeing a decline in sales volume and price erosion related to difficulties in obtaining mortgages. It is a wait-and-see market. Up until now, it has been controlled by sellers, but it is in the process of changing hands to land in those of buyers.

On the other hand, at the upper end of the market, ie. beyond 4 million euros, involving substantial French and foreign fortunes, activity is running more smoothly. When a buyer finds his dream property in Paris, he does not procrastinate, as available properties are rare in this segment and he cannot risk missing out. The same goes for luxury pieds-à-terre whose prices may be below 2 or 3 million euros, but whose qualities justify a high price per sq. metre.” And the future ? “Even if it takes a little time, the market will regain its composure,” says Sophie Berg-Mennesson.
