PARIS SEINE : THE HEART OF THE CAPITAL

Launched in 1995 by real estate experts Frédéric Jaubert and Michel Kessler, Paris Seine opened its first agency on Rue du Cherche-Midi in the highly-prized neighbourhood of Saint-Germain-des-Prés. On the strength of its success, the group has grown, since opening four more agencies. Encounter with Frédéric Jaubert...

Benefiting from excellent word-of-mouth referrals, Paris Seine has built a very sound reputation. The group benefits from its growing success and stands out for its agencies’ locations : “Our special feature is, in fact, to have three agencies in the 6th, an arrondissement marked by a very Parisian lifestyle, highly-prized and secure. On the Left Bank, we also have an agency in the 7th arrondissement, and on the Right Bank our agency is in the 1st arrondissement,” explains Frédéric Jaubert.

The other distinguishing feature of Paris Seine lies in its teams : “We work hand in hand, all together, rather as if we had offices in the same building ! Our teams are closely knit and mobile, from one agency to another. They are real advisors. Our DNA is all about trust. We estimate properties while remaining true to reality, and this honesty enables us to sell our properties at the highest price within a very short time, from 0 to 2 months. Nowadays, everyone is well-informed, even at the far end of the world. The windfall client who buys anything at any old price no longer exists”.

With regard to the market in these enticing neighbourhoods, known as the most expensive in Paris, Frédéric Jaubert points out : “In Saint-Germain-des-Prés, the price bracket is still very high, from 13,000 to 25,000 € per sq. metre, even more for real gems of apartments or private mansions. Prices are currently stable in these neighbourhoods with, however, a big gap between apartments needing to be redone and those ready to move in. Our clients now prefer to pay more to have an apartment not requiring any work. In the 1st arrondissement, we work extensively around Place Vendôme where prices are the same as in the 6th arrondissement”.

A word about the Parisian market since January ? “Nothing but bad news ! War, inflation, rising interest rates... With uneasiness affecting buyers who need to obtain a mortgage. Currently, our clients acquire properties with no condition precedent for financing. Despite this tense situation, the level of sales remains good in our agencies with real estate seen more than ever before as a safe haven. Any good news ? The rise of the dollar, beneficial to the Anglo-Saxon clientele”. n
