Founded 15 years ago by Pascale Constans and Fabrice le Ruyet, Propriétés Parisiennes Sotheby’s International Realty specializes in the sale of luxury properties in Paris. The group is pursuing its development on the Right Bank and will open a fourth agency in the capital at the beginning of 2021. Interview of Delphine Avitan, Manageress of the Saint-Sulpice agency.
Already operating on both sides of the Seine with two agencies on the Left Bank, on Rue du Bac and Rue Saint Sulpice, and another on the Right Bank, at the heart of Faubourg Saint-Honoré near the Sotheby’s auction house, Propriétés Parisiennes Sotheby’s International Realty is pursuing its development and plans to open a new address in the vibrant 9th arrondissement in the first quarter of 2021. “Underscoring our presence on the Right Bank, this new agency will enable us to radiate outwards to the 18th and 2nd arrondissements, beyond the 9th arrondissement where it will be located,”says Delphine Avitan. A success already in the air for this group acclaimed for its seriousness, its bespoke services and expert assistance in both sales and rentals of high-end properties. Impacted by the Covid crisis, 2020 has been a game-changer for the Parisian market, as Delphine Avitan explains : “Even though the market is still active, we are seeing a high level of caution among buyers who now focus on properties with different characteristics. Since the lockdown, light and airy houses and apartments benefiting from outdoor areas and/or an extra room that can be transformed into a study top the list. We recently sold a house of 250 m2 in the 6th arrondissement, a stone’s throw from the Luxembourg Gardens, priced at over 8 million euros. High-end properties post steady prices from 20,000 to 27,000 € per sq.m. For properties of quality without any particular assets, prices range from 16,000 to 18,000 € per sq.m. Another effect of the Covid crisis is the boom in acquisitions of second residences in the near suburbs around Paris or towns with high potential for appeal such as Deauville, Gordes or Biarritz, promising city-dwellers an enhanced quality of life”.
