With over 30 years of experience in real estate, Fabrice Le Ruyet has been at the helm of the two Parisian branches of Sotheby’s International Realty since 2005. The driving force behind Sotheby’s is indisputably its vast network of over 800 agencies worldwide, ensuring remarkable visibility for its clients. Conveying an image of high prestige, the group makes a finely-tuned selection of properties taking their place in its files. “Our policy is to select properties of quality with no major defects, regardless of their surface area. From studios to private mansions, our aim is to stick as closely as possible to market prices, to ensure a smooth flow of transactions,” explains Fabrice Le Ruyet. As for the agency’s clientele, he describes noticeable evolution resulting from the events which have recently affected France. “Over the past decade, 50% of our clients were French, 50% foreign. In the past 18 months, a French clientele has assumed pole position on the Parisian market, even in the case of acquisitions at significantly high prices. The national state of emergency has not encouraged the return of foreign buyers, especially Americans, who are not covered by their insurance when they travel. Clients from the Middle East are, however, still present on the market.” The future of the property market in Paris ? “Since Napoleon III, the Parisian market has followed 10-year cycles. The election year of 2017 will probably have a considerable effect on its evolution ; it will either accentuate the rise in prices, or have a stabilizing effect on the market.”
