“For a rental investment, it is usually advisable to acquire studios or 1-bedroom apartments. Larger surface areas often offer lower rental return. There are several types of rentals : furnished or unfurnished accommodation comprising the tenant’s main home, whose rent is regulated. Accommodation comprising the tenant’s second residence, allowing for the rent to be freely determined. And seasonal rentals, which are definitely very profitable nowadays, but also highly regulated, so that properties benefitting from the necessary authorizations are much more expensive to acquire. In real estate, a “quid pro quo” always accompanies high profitability.”

What about rent control ?

“Central neighbourhoods present well-calibrated rent control ranging from 28 to 40 euros per sq.m / per month, depending on the street. As for energy performance, it is usually necessary for some work to be done before offering a property for rent. Work which, in most cases, consists of cladding and insulating walls on the outer side of a building, replacing the water heater, and improving the property’s ventilation. This work is usually deductible from property income, adds value to the apartment, and does not cost that much. And it is worth noting that even if conditions for obtaining a loan have become tougher, real estate remains the only investment that can be financed.”
