SET YOUR SIGHTS ON LE VAR
Anthony Rossi, founder of Stil Immobilier, focuses on new properties, targeted in his area - Sainte-Maxime, Grimaud and Les Issambres -, with 40 % of clients in search of permanent residences, 60% looking for holiday homes
“We are seeing the first steps towards a recovery after a complicated six months following two prolific years, 2022 and 2023,” he declares.
The time is ripe for appointments and visits. With recent demand underpinned by early retirees from the Paris-Lyon corridor, and investors showing renewed confidence in bricks and mortar, premium addresses and properties regarded as easy to resell if so required. A jolt clearly due to the new crisis of confidence in bank investments.
The upper end of the market, ie. 3 to 6 million euros, does not escape the trend. Among his recent sales, Anthony Rossi mentions a new villa with 4 bedrooms and as many bathrooms, on a new estate on the Domaine des Moulins, 3 kilometres from the centre of Sainte-Maxime, priced at 1.4 million euros, an apartment of 45 m2 with view of the Mediterranean, freshly delivered in Les Issambres and priced at 390,000 €, and a house of 350 m2 in grounds of 1,700 m2 in Le Sémaphore, the leafy green neighbourhood of Sainte-Maxime, a real amphitheatre overlooking the sea, priced at 4.5 million euros.
Sainte-Maxime clearly tops the bill : this commune on a human scale is lively year-round, while Grimaud and Les Issambres, renowned for their luxuriant nature and picture-postcard scenery, are more seasonal choices.
