Since the pandemic, the interest shown by Parisians for apartments with terraces or balconies has not faded at all. From a real asset, an outdoor area has become for many buyers an essential criterion, as explained by Delphine Avitan, Manageress of the Saint Sulpice agency of Propriétés Parisiennes Sotheby’s International Realty.


Growing demand and prices that continue to rise, such is the market for apartments and houses benefitting from outdoor areas in Paris. Specialising in the sale of luxury properties, the Propriétés Parisiennes Sotheby’s International Realty group, active on both the Right and Left Banks, confirms the trend.

“Demand is still very high, and this type of property can easily sell within one day,” says Delphine Avitan. “Many sales result from love at first sight and some buyers want a balcony or terrace whatever the cost, even if it means sacrificing an extra bedroom. Some are ready to head for Neuilly or Boulogne, two prized fall-back markets, to benefit from more space or even a garden. Couples and families comprise the keenest profiles, foreign clients are less fond of outdoor areas.”

And while Haussmann buildings are appreciated for their elegance, they have few terraces, which are often small. “Terraces and balconies are to be found more often in old freestone buildings, buildings that have added new floors, or private mansions. We recently sold a split-level apartment of 115 m² on the top floors with a terrace of 24 m², in the 9th arrondissement, priced at 2,100,000 euros.

The 6th arrondissement is one of the neighbourhoods with the most expensive terraces, even in the case of small apartments. A short while ago, we sold an apartment of 30 m² near L’Odéon with a terrace of 5 m² at over 20,000 € per sq. metre.”.
