Launched in Hossegor in 2007 by Serge Pilke, the Terres & Océan agency has extended its coverage of the Basque coast as far as the southern part of Les Landes. Borne along by the region’s growing dynamism and backed by a portfolio of properties including high-end residences, Terres & Océan treated itself to an extra dose of visibility in 2016 by opening a second agency in Biarritz.

While Biarritz, Hossegor, Seignosse, Capbreton and their surrounding areas are the main prospecting targets of Terres & Océan, its strength also lies in its exploration of charming villages a few kilometres from the coast. “Certain inland communes offer real treasures of properties that fall into the “exceptional” category and draw some of our clients in search of holiday homes,” explains Serge Pilke. Attracting a clientele with high purchasing power, including company directors, senior executives and businessmen, Terres & Océan confirms the growing presence of a clientele from the south-east and centre of France. “It is a trend that has developed over time, but we also see buyers from Paris, Toulouse, Bordeaux, and always a significant proportion of ex-pats and foreigners, mostly English, Swiss and German,” adds Serge Pilke. “The privileged settings, wonderful nature and lifestyle offered by the Basque country and Les Landes are winning the favour of an increasing number of buyers. Since 2016 when the region saw real upward momentum, the market has remained very active. And the first quarter of 2018 has confirmed the trend. Prices are rising due to scarcity in the case of certain types of properties, mainly those near the ocean and in the town centre, for which demand is very high. In the centre of Hossegor or Biarritz, one can now expect to pay 5,000 to 7,000 € per sq.m for standard homes. In Biarritz, prices quickly attain 10,000 € per sq.m or more for properties with sea views. In Anglet Chiberta, for example, one of the most highly-prized areas, we recently sold a splendid contemporary villa of 450 m2 on the golf-course, offering two pools and a sweep­ing view of the ocean, at a price between 4 and 4.5 M €.”
