With ten members in their team, the two Gabrielle Dorfmann Immobilier agencies on the Left Bank are particularly fond of this highly-prized part of Paris : “Even though we are open to the Right Bank, the physical location of our two branches in the 7th arrondissement naturally favours transactions in these neighbourhoods seeing very strong demand.” Drawing both French and international buyers who fall for the very Parisian charm of its neighbourhoods, the Left Bank can be split into two main areas : “The first, Le Champ-de-Mars, is acclaimed by a foreign clientele and much-loved by affluent, family-oriented French clients, due to its renowned schools. We recently sold a 3-bedroomed apartment of 140 m2 on Rue de l’Université, on the 5th floor of an elegant freestone building, priced at 16,000 € per sq.m. The second, Saint-Germain-des-Prés, is attracting a growing number of foreigners (from Switzerland, Brazil, the USA and Italy) looking for a pied-à-terre. Charming buildings, period features (parquet floors, moulded ceilings…) or a lively street, our international clients are looking for picture-postcard images and apartments in perfect condition which can be moved into immediately. We recently sold an apartment of 60 m2 to foreign buyers, on the 6th/top floor, on Rue de Verneuil, priced at 18,000 € per sq.m. In these neighbourhoods, prices range from 14,000 to 20,000 € per sq.m, though they can soar above 30,000 € per sq.m for outstanding properties”. With regard to the market, Gabrielle Dorfmann adds : “2019 has been exceptional in terms of sales volume. The market on the Left Bank is, however, very stretched, with availabilities becoming scarce, especially in the 7th arrondissement. For 2020, forecasts are pretty favourable with the return of rental investors confirmed, Brexit, which is in our favour, and interest rates that are still low. As for prices, they may cease their upward rise, but they will certainly not fall”.
