More than 20 years after its launch, the concept behind the Terrasses et Jardins agencies corresponds more closely than ever to the desires of Parisians, deeply affected by the Covid crisis and lockdowns. Already seen as a component of total luxury, “being outdoors at home” has become a priority for many city-dwellers, as confirmed by the agencies' founder, Benoit-Henri Vitu.
When asked how he sees the future for Terrasses et Jardins, Benoit-Henri Vitu simply replies :“Radiant !”. In 1999, this visionary entrepreneur hit the bull's eye by opening the first specialized agency solely proposing properties benefiting from outdoor areas.
It was an immediate success and has grown over the years.“Giving oneself the means to “go out at home” by owning a property with a terrace or garden has become even more vital since the lockdowns and the trauma of being confined that many Parisians have experienced,” explains Benoit-Henri Vitu.
“Lifestyles are changing radically and wider adoption of teleworking offers new possibilities. The inner suburbs of Paris are drawing much more interest, as are towns in the provinces with good connections. Today, to improve their living experience in the city, many people have chosen to escape from it : a private outdoor area meets this need. Treating oneself to a more comfortable life in Paris, the inner suburbs, or in the country in a second residence, has become a priority, especially as one can easily work from home with a good Internet connection. It is clear to see that Parisians no longer hesitate to distance themselves from the city centre when they fall for a property, for which they make an offer almost systematically, and very quickly. Over the past few months, we have sold several properties within very short time-frames, at prices over 2 million euros. And the number of sales has risen month after month since the start of the year. We are seeing amazing dynamism and have, in fact, reinforced our teams and welcomed new collaborators. In Paris, prices remain high, largely exceeding 10,000 € per sq. metre in central arrondissements, and I do not think prices will fall over the coming months.” Any new projects ? “Nothing specific for the time being, apart from reflection on demand, notably in Bordeaux and Marseille...”
