Trocadéro : Paris prestige

Characterized by a classy property market with vast apartments for families, the Trocadéro neighbourhood has a loyal French clientele with substantial means, and also attracts many foreign buyers for its wonderful views of the Esplanade and Eiffel Tower. Its leafy environment, prestigious addresses, numerous shops and schools with good reputations comprise the assets making this part of the 16th arrondissement a blue-chip investment.

The wide renown of Trocadéro is firstly explained by its beautiful Esplanade and the presence of the Eiffel Tower, but also by its lovely avenues lined with smart buildings. Bruno Vallery-Radot, manager of the Daniel Féau Auteuil agency, explains : “In terms of location, the Trocadéro sector encompasses rare buildings around the square, then extends to the avenues in a star-shaped formation including Boulevard Delessert, Avenue Paul Doumer, Avenue George Mandel, Avenue d’Eylau, Avenue Raymond Poincaré and Avenue Kléber. All these avenues strike a special chord, they are “desirable addresses” attracting strong interest on the part of buyers. The wide roads offer open views with the buildings opposite at a distance and comprising some of the finest in Paris, with an abundance of large family apartments, ie. of over 180 m2. Properties in the highest demand, and also the rarest, are apartments enjoying views of the Eiffel Tower. By way of example, a family apartment in this neighbourhood, on offer at the going market price, will sell in the Daniel Féau agency within two weeks. The number of sales has risen over the past few months, and the market has clearly seen an upturn in this part of the 16th arrondissement”.

Prized by a loyal, well-off French clientele, this part of the 16th arrondissement is also drawing an increasing number of foreign buyers, as explained by Omar Asghar of the Galerie de l’Immobilier : “The 16th in general, but the Trocadéro neighbourhood in particular, has won the loyalty of French families from one generation to the next. Its village atmosphere, reputable schools, spacious tree-lined avenues with wide pavements, but also its many shops, cafés and restaurants, provide a lifestyle that these longtime residents find hard to abandon. As for foreign clients, they are enchanted by the view of the Eiffel Tower which continues to inspire the dreams of the Lebanese, Chinese, Japanese, and residents of the Gulf States… We have also noticed that Americans, long drawn by Saint Germain des Près, now have a tendency to set their sights on Trocadéro, as the neighbourhood offers large apartments while being in immediate proximity to the Left Bank and the centre of Paris. Both touristic and family-oriented, historic and prestigious in terms of addresses, the Trocadéro neighbourhood is the subject of growing appeal”.

Outstanding apartments with prestigious addresses, lovely open views and terraces always find takers, even at the high prices posted in this area. According to Benoit Vitu of the Terrasses et Jardins agency : “This part of the 16th is one of the most highly prized and sought-after arrondissements in Paris, where prices per sq. metre are very steady. It is a quiet, leafy and residential neighbourhood, but also very lively, with lots of shops. It proposes Haussmann buildings, which we do not target as they rarely benefit from terraces, but also well-built 1960’s residences whose top floors are prolonged by outdoor areas, sometimes offering stunning views of the Eiffel Tower. We recently sold an apartment of 95 m2 on Avenue Paul Doumer with a terrace running its length, priced at 1,250,000 €. We also currently have a very pretty studio of 36 m2 for sale at 630,000 €, on the top floor of a soundly-built 1960’s residence, benefiting from a first terrace of 19 m2 with a view of the Eiffel Tower and a second terrace of the same size, with a view of the gardens”.
