Active in the luxury sector in Grimaud and Sainte-Maxime, Thomas Jager recalls the euphoric post-Covid years and the effects of the international, political and economic context.

With 119 properties currently offered for sale at an average price of 3.8 million euros, the two agencies in the Gulf of Saint-Tropez are faced, like their counterparts, by a certain wait-and-see attitude which began in autumn, 2023, on the part of buyers who, nevertheless, all agree on the safe-haven status of this address and its exclusive properties. Turnover remains steady, thanks to real expertise in the market and unfailing seriousness. In 2022-2023, there was at least one foreigner, either buyer or seller, in 70 % of sales. Today, the ratio has dropped to 50 %. International clients mainly consist of buyers from Germany, Belgium, Switzerland and Luxembourg, with local buyers accounting for only 25 %. Transactions for luxury properties range from 4 to 5 million euros in Grimaud, 6 to 7 million euros in Sainte-Maxime. Buyers within 5 to 10 years of retirement treat themselves to their future year-round homes of 250-350 m2 in perfectly located grounds, worth from 2 to 5 million euros. They are looking for comfortable, practical properties, appreciate the address of the French Riviera, the climate, political stability and security around the Gulf. A sea view is still one of the most vital selection criteria, guaranteeing the property's long-term value. These clients who come here several times a year are also interested in rental potential. Each acquisition provides a balance between the desire for personal enjoyment and a well-reasoned investment. After the all-digital era, clients seem to be reconnecting with a more authentic approach, a return to a real agency, an identifiable contact, and a relationship based on trust.
