Following a complicated first half in 2024, the property market in Paris has gradually begun to flow more smoothly and the first indicators for the start of this year are very positive. Interview with Nicolas Pettex-Muffat, recently appointed General Manager for Junot.


The rise in sales agreements and the number of new buyers since the beginning of 2025 confirm real progress and a concrete recovery on the Parisian market, as explained by Nicolas Pettex-Muffat. “Positive signs are there to be seen. In Junot agencies, the number of new enquiries from buyers doubled in January 2025 compared with January 2024. And the number of apartments and private mansions currently under sales agreements is up 68% compared with what we recorded in the same period last year. The decline in interest rates, now below 3%, is encouraging “domestic” clients who, after postponing their plans on many occasoins, are again taking up positions on the market. As for international buyers, parity between the euro and dollar is very favourable for Americans, who are gaining over 25% in buying power for real estate by combining lower prices with the rise in value of their currency versus the euro, all inciting them to return to the Parisian market.

Already present in 2024, an Asian clientele, second generation Chinese, from Hong Kong, Taiwan or Singapore, is confirming its love of Paris and its appetite for tangible assets in euros, and focusing on ultra-luxurious properties.” And the future ? “The Parisian market is a market characterized by scarcity, and bricks and mortar remain a safe haven,” says Nicolas Pettex-Muffat.”I would bet more on an apartment in Paris than New York at the moment.”
